35. COMPLETE AGREEMENT
It is hereby mutually agreed and understood that this Lease contains
all agreements, promises and understandings between Landlord and
Tenant and that no prior or contemporaneous verbal or oral agreements,
promises or understandings shall or will be binding upon either
the Landlord or Tenant in any dispute, controversy or proceeding
at law, and any addition, variation or modification to this Lease
shall be void and ineffective unless in writing signed by the
parties hereto.
