11. COMMON AREA MAINTENANCE
Landlord shall use reasonable diligence to maintain or cause to
be maintained the Common Areas. Landlord shall operate, manage,
equip, light, repair and maintain each Common Area for its intended
purpose. Tenant, its agents, customers, employees and invitees,
shall have the non-exclusive right in common with Landlord and
all others to whom Landlord has granted or may hereafter grant
rights to use the Common Areas subject to such reasonable rules
and regulations as Landlord may from time to time impose.
