Painting. When the exterior of Leased Premises are painted, only such
products as are manufactured or sold by Lessee shall be used, and no
signs referring to the paint or painting shall be exhibited except as shall
be furnished by Lessee.  It being further understood, that as an
inducement for Lessee to enter into this Lease, Lessee agrees to supply
the paint necessary to paint the exterior of Leased Premises and Lessor
agrees to paint the exterior of Leased Premises and to pay for the labor
therefor.  The painting for the exterior of Leased Premises shall take
place promptly after the commencement of the term of this Lease,
subject to suitable weather conditions but in any event, within one
hundred twenty (120) days of the commencement of the Initial Term.
