SIGNS


(1)
SIGNS:	The Lessee will not place any signs or other advertising matter or
material on the leased premises without the prior written consent of the
Lessor.

(2)
Signs:	Lessee shall have the right to erect on the premises a suitable sign
or signs advertising the business of Lessee in the premises; provided,
however, that the design, location and general dimensions of such signs
shall conform with the requirements of all applicable laws, ordinances and
governmental rules and regulations.  All of such signs shall at all times be
and remain the property of Lessee and may be removed at Lessee's election
and expense at the termination of this Lease.  All signs hereunder shall be
erected and maintained by Lessee in such a manner that they will not cause
damage or injury to any other person or entity., and Lessee shall repair at its
sole cost and expense, any damage to the building caused by the erection,
maintenance or removal of any sign or signs erected by it thereon.

(3)
Equipment and Signs: Lessee shall have the right to place or install in said
demised premises such furniture, fixtures, and equipment as it shall deem
desirable for the conduct of business therein.  Lessee shall have the further
right to design or construct any reasonable sign or demarcation of its
occupancy approved by Lessor for installation in front of the demised
premises.  Said sign is to be installed by Lessor.  As used in this paragraph,
the word "sign" shall be construed to include any placard, light or other
advertising symbol or object, irrespective of whether same be temporary or
permanent.

At any time during the term of this lease or at the termination of this lease,
or any extension or renewal thereof, Lessee may and upon such termination
shall at Lessor's request remove from said demised premises all personal
property and fixtures placed by it or any subtenant on said premises and all
other things installed by Lessee at its own expense or in which subtenant
has any interest, whether nailed or screwed or otherwise affixed to the
premises, provided, however, that such removal does not cause damage
beyond ordinary wear and tear, to the premises.

(4)
Signs: Lessor shall, at Lessor's expense, provide door lettering which shall
be of a size, color and style as determined by Lessor to assure building
harmony.  In addition, Lessor shall, at Lessor's expense, include Lessee's
name in the directory to be provided in the lobby.  No sign, object, notice or
any type of lettering shall be exhibited, painted or affixed by the Lessee on
any part of the exterior of the Building or of the Premises without the prior
written consent of the Lessor.

(5)
Signs:	The Lessee shall have the privilege of placing on the Premises or
attaching to the exterior of the Building one or more of its signs.  No other
signs may be maintained in or on the Premises without the Lessee's
consent except that Lessor shall have the right to post for sale or rent
signs on the Premises during the last ninety (90) days of the term of this
lease or as it may be extended.

(6)
Signs:	Lessee may at its expense place or erect upon the leased
premises or the building of which the leased premises are a part, or upon
the grounds surrounding said building, an identifying sign and may but
shall not be required to remove the same upon the expiration or other
termination of this lease.  Such sign and the location thereof, however,
must be approved by Lessor, but such approval shall not be arbitrarily or
unreasonably withheld.  Lessee shall maintain and make all repairs to such
sign which may be reasonably required or appropriate.

(7)
Fixtures and Signs: (a) Lessee shall have the right to install in or place on
the leased premises such fixtures, machines, tools, or other equipment
(including but not limited to trade fixtures, lighting fixtures, water coolers,
and air conditioning equipment) as it may choose.  Such fixtures,
machines, tools, or other equipment shall at all times remain the personal
property of Lessee regardless of the manner or degree of attachment thereof
to the premises and may be removed at any time by Lessee whether at the
termination of this lease or otherwise; provided, however, that Lessee shall
make reasonable restoration of the leased premises in the event that any
substantial damage is done thereto in the removal of any such property.

	(b)	Lessee shall have the right to install or erect on the leased
premises or to affix to any building which is a part of the leased premises,
such signs as it may deem necessary or appropriate to advertise its name
and business.

(8)
Signs:	Lessee shall not install or erect on the leased premises or affix to
any building which is a part of the leased premises any signs without the
prior written consent of the Lessor.

(9)
Signs.  Lessee or its agent, shall have the right to use the exterior of
Leased Premises, including the roof, for the purpose of erecting or
painting thereon or attaching thereto a sign or signs advertising Lessee's
business, provided such sign or signs shall not injure the building and
provided further, that any sign attached to the building shall be in conformity
with the city or other municipal ordinance covering the same, and provided
further, that Lessor's written consent is first obtained thereto, which consent
shall not be unreasonably withheld.  Upon the termination of this Lease or
the removal of such sign or signs, any damage or defacement to the exterior
of Leased Premises shall be repaired promptly by Lessee.

(10)
ARTICLE - SIGNS.  Lessee may mount and display its identifying and
advertising signs on the Property and such signs shall remain the property
of Lessee.  Lessee shall remove the same from the Property upon the
expiration or earlier termination of this Lease and shall repair all damages
caused by such removal.  During the last months of the term of this Lease,
Lessee shall permit Lessor to display "For Sale" or "For Lease'' signs upon
the demised premises and Lessee shall permit the premises to be
examined by prospective tenants.

(11)
The Lessee may mount and display its identifying and advertising signs on
the Property and such signs shall remain the property of the Lessee and
the Lessee may remove the same from the demised premises upon the
termination of this Agreement and Lease.

From time to time during the last          months of the term hereof,
the Lessee shall permit the Lessor to display "For Lease", "To Let". or "For
Sale" signs upon the demised premises in such manner as not to interfere
with the normal and regular conduct of the Lessee's business and the
Lessee shall permit the premises during said period to be examined at
reasonable times by prospective tenants during the hours when the
Property is normally opened for the conduct of Lessee's business; provided
that such examination shall be permitted only upon the written authorization
of the Lessor.

(12)
Signs. Lessee shall install no exterior sign without Lessor's prior written
approval, which shall not be unreasonably withheld or delayed, of detailed
plans and specifications therefor.
