RENT
(1)
Rent:
Rent: During the Term hereof, Lessee will pay rent to Lessor at _______
_______________________________________ or such other place or places as Les-
sor from time to time may notify Lessee in writing a total monthly rent of
__________________________________________ Dollars ($ ), with appropriate
proration of rentals if the Term hereof should commence on a date other than
the first day of a calendar month or end on a date other than the last day of
a calendar month.
(2)
Refund of Rent: If this Lease terminates before the expiration date for
reasons other than Lessee's default, monthly rent shall be prorated to the
date of termination, and Lessor shall immediately repay to Lessee all monthly
rent then prepaid and unearned.
RENT: Lessee hereby covenants and agrees to pay, during the term hereof,
to the Lessor, in advance and beginning on the commencement date of this Lease
and on the first day of each and every month thereafter for the next twelve
month period, a rent of $_________. If Lessee's possession commences on other
than the first day of the month, Lessee shall occupy the leased premises under
the terms, conditions and provisions of this Lease, and the prorata portion of
the monthly rent for said month shall be paid and the term of this Lease shall
commence on the first day of the month following that in which possession is
given.

Rent: Lessee covenants and agrees to pay Lessor as rent during the _____

place as the Lessor or his authorized agent may, from time to time, designate

Rent: Lessee covenants and agrees to pay Lessor rent for the leased
premises in the sum of ____________________________ Dollars per month, each in
advance on the __________ day of each month, beginning ______________________,
at the office of Lessor at _______________________________________, or at such
other place as the Lessor or his authorized agent may, from time to time,
designate in writing.
Should Lessee exercise its option to extend this lease to _______________
___________, it covenants and agrees to pay to Lessor the sum of _____________
________ Dollars per month on the _________ day of each and every month at the
office of Lessor as set forth hereinabove.
Rental Deposit: No rental deposit shall be required from Lessee.

Rent:
(a) Commencement of Term: The "Commencement Date" shall be the date the
Lessor delivers the demised premises to Lessee with the improvements, altera-
tions, and additions shown on Exhibit _______ attached hereto and incorporated
herein having been completed. Provided however, in the event Lessor fails to
complete the demised premises on or before _______ days after the execution of
this lease, Lessee may terminate this lease by giving Lessor notice in writing
of such termination.
(b) Lessee shall pay to Lessor, in lawful money of the United States of
America at _________________________________ or such other place as Lessor may
designate, the sum of ______________________________ in equal monthly install-
ments in advance on the first day of each month during said term, beginning on
__________________________. Rental for any portion of a calendar month at the
beginning and end of the lease term shall be prorated.
(c) Notwithstanding the aforesaid rental sum or any subsequent rental
sums in the event of an extension of this lease to the contrary, the rental
per square foot per year to be charged to Lessee shall in no event exceed that
to be charged any other occupant of an equal or lesser square footage of rent-
al space of the building.
(6)
Rent: Lessee shall pay to Lessor as rent for the Premises equal monthly
installments of ______________________________ in advance, on the first day of
each month of the term hereof. Lessee shall pay Lessor upon the commencement
date of the Lease the sum of _________________________________ as rent for the
first month of the lease term. Rent for any period during the term hereof
which is for less than one month shall be a pro rata portion of the monthly
installment. Rent shall be payable without notice or demand and without any
deduction, offset, or abatement in lawful money of the United States of Ameri-
ca to Lessor at the address stated herein or to such other persons or at such
other places as Lessor may designate in writing.
Rental: As rental, Lessee agrees to pay Lessor the sum of ______________
_____________ per square foot per month based on _________________ square feet
of net occupied floor space for the first (1st) through the twelfth (12th)
month; __________________________ per square foot per month for the thirteenth
(13th) through the eighteenth (18th) month; and ___________________ per square
foot per month for the nineteenth (19th) month through the thirty-sixth (36th)
month. Rental shall be payable to ________________________________________ in
advance on the first day of each and every month during the term of this Lease
Agreement. Rental for any partial month of occupancy hereunder shall be
prorated.
(7)
The monthly rental for the leased premises during the original term of
this Lease shall be the sum of $_______ which shall be paid by Lessee in ad-
vance on the first day of each month.
(8)
Rental: Lessee agrees to pay and Lessor agrees to accept as rental for
the premises, the annual sum of ___________________________________________ to
be paid in equal monthly installments of ___________________ in advance on the
_______ day of each month for and during the term hereof.
(9)
Rental: The Lessee agrees to pay without demand and the Lessor agrees to
accept as rental for the Premises, the sum of ________________________________
to be paid in equal monthly installments of ___________________________ in ad-
vance on the first day of each month for and during the term hereof. If the
commencement date is a day other than the first day of a calendar month, the
first rental payment shall include earned rent for any portion of the first
calendar month of the term, and the final payment hereunder shall be appor-
tioned for that portion of the last calendar month during which the lease
shall be in effect.
(10)
Lessee agrees to pay to Lessor or its agent or authorized representative
as rent for said premises, the sum of _______________________________ Dollars
($ ) per month during the term of this lease.
(11)
Rent: Lessee shall pay to Lessor as rent for the premises during each
year of the term of this Lease the amounts as set forth below, payable in
equal monthly installments no later than the first business day of each and
every month throughout the term of this Lease; provided, however, that if the
Lease term shall commence on a day other than the first day of the calendar
month, the rent will be prorated for such partial payment.

RENT. During the INITIAL TERM of this Lease, Lessee shall pay to Lessor
as rental for Leased Premises an annual rental of ___________________ payable
in advance in equal monthly installments of ___________________________ on or
before the first business day of each month to Lessor at: ___________________
_______________________ or at such other place or places as Lessor shall from
time to time designate to Lessee upon at least thirty (30) days prior written
notice thereof.
(13)
Rent. Beginning with the Commencement Date, Lessee shall pay to, or upon
the order of _____________________________________ until otherwise notified in
writing by Lessor, as rent for the Leased Premises, at such place or places as
Lessor may designate in writing from time to time, and in default of such
designation then at the office of the Lessor, ________________________________

able monthly in advance installments of ________________________________. All
payments of rent shall be made without deduction, set off, discount or abate-
ment in lawful money of the United States.
Interest on Late Payments. Each and every installment of rent and each
and every payment of other charges hereunder which shall not be paid within
thirty (30) days of the due date, shall bear interest at the rate of _________
_____________ per _________________________ per calendar day.

Rental. In consideration of the leasing, aforesaid Lessee agrees to pay
Lessor, in coin or currency which at the time or times of payment is legal
tender for public or private debts in the United States of America, payable to
__________________________________ at ________________________________________
or as Lessor may otherwise from time to time designate in writing, a total
rent of ___________________ payable monthly in advance in installments of ____
____________________________ each, commencing on the first day of the term and
continuing on the first day of each month thereafter for the next succeeding
months. Any installment of rent accruing under the provisions of this Lease
which shall not be paid when due, shall bear interest at the rate of ten per
cent (10%) per annum from the date when the same is due hereunder until the
same shall be paid.
In the event construction is completed and the demised premises are de-
livered to and are accepted by Lessee, prior to the date of commencement of
the term of this Lease, rental shall be paid on a prorata basis from the date
of such delivery of such possession to date of the commencement of the term.
(15)
ARTICLE --RENTAL. Lessee shall pay to Lessor, without notice and
without demand, and Lessor shall accept from Lessee, during the term of this
Lease, an annual rental in the amount of _______________________ Dollars which
rental shall be payable in installments of ________________________ Dollars in
advance, on the first day of each and every month of the term hereof at Les-
sor's address as set forth in Article _____ hereof or at such other address as
may be designated in writing to Lessee.
(16)
Lessee shall pay to the Lessor, and the Lessor shall accept from the Les-
see, during the base term of this Agreement and Lease a monthly rental of
____________________ Dollars and during the renewal term, ____________________
Dollars, which monthly rental shall be payable in advance and without notice
on the first day of each and every month at the term hereof at the Lessor's
address as set forth in Article _______ hereof or at such other address as may
be designated in writing to the Lessee.
(17)
Lessee shall pay to Lessor without notice and without demand, except as
notice is required hereunder before any default is deemed to have arisen, and
Lessor shall accept from Lessee, during the term of this Agreement and Lease,
and during any renewal or extension of said Agreement and Lease, an annual
rental in the amount of __________________________ Dollars, which rental shall
be payable in installments of _________________________ Dollars in advance, on
the first day of each and every month of the term hereof at Lessor's address
as set forth in Article _____ hereof or at such other address as may be desig-
nated in writing to Lessee.
(18)
Additional Charges: This Lease is what is commonly called a "net lease",
it being understood that Lessor shall receive the rent set forth in Article
( ) free and clear of any and all impositions, taxes, real estate taxes,
liens, charges or expenses of any nature whatsoever in connection with the
ownership and operation of the Premises. In addition to the rent reserved by
Article ( ), Lessee shall pay to the parties respectively entitled thereto
all impositions, insurance premiums, operating charges, maintenance charges,
construction costs, and any other charges, costs and expenses which arise or
may be contemplated under any provisions of this Lease during the term hereof.
All of such charges, costs and expenses shall constitute additional charges,
and upon the failure of Lessee to pay any of such costs, charges or expenses,
Lessor shall have the same rights and remedies as otherwise provided in this
lease for the failure of Lessee to pay rent. It is the intention of the
parties hereto that this Lease shall not be terminable for any reason by the
Lessee except as expressly provided herein and that the Lessee shall in no
event be entitled to any abatement of or reduction in rent payable hereunder,
except as herein expressly provided. Any present or future law to the con-
trary shall not alter this agreement of the parties.
(19)
Rent: a. Lessee agrees to pay Lessor, without deduction or set-off,
rental for the entire term hereof in the sum of ______________________________
per month, which shall be payable at the Building Office or at such address as
Lessor may designate. Said monthly rental shall be due and payable without
demand on or before the first day of each calendar month, in advance, for each
and every month of this lease term. If occupancy does not occur on the first
day of a calendar month, Lessee shall pay in advance a prorata part of such
sum for such first partial month, and all succeeding calendar months. All past
due installments of rent shall bear interest at the rate of ten percent (10%)
per annum from date due until paid.
b. In addition, Lessee agrees to deposit with Lessor on the date hereof
the sum of _____________________________________ ($ ), which sum shall be
held by Lessor, without obligation for interest, as security for the perfor-
mance of Lessee's covenants and obligations under this Lease, it being
expressly understood and agreed that such deposit is not an advance rental
deposit or a measure of Lessor's amages in case of Lessee's default. Said
deposit shall not be considered as liquidated damages, and if claims of Lessor
exceed said deposit, Lessee shall remain liable for the balance of such claim.
Upon the occurrence of any Event of Default by Lessee, as stipulated in this
Lease Agreement, Lessor may, from time to time, without prejudice to any other
remedy provided herein or provided by law, use such fund to the extent
necessary to make good any arrears of rent and any other damage, injury,
expense or liability caused by such Event of Default; and Lessee shall pay to
Lessor, on demand, the amount so applied, in order to restore the security
deposit to its original amount. If any portion of said deposit is so used or
applied, Lessee shall, within five (5) days of written demand thereof, deposit
cash with Lessor in an amount sufficient to restore the security deposit to its
original amount, and Lessee's failure to do so shall constitute a Default of
this Lease. At the termination of this Lease Agreement, if Lessee is not in
default hereunder, any remaining balance of such deposit shall be returned by
Lessor to Lessee within thirty (30) days.
(20)
Governmental Fees. All fees incurred by Lessee or Lessee's operation of
the business on Leased Premises payable to the City, County or State during
the life of this Lease shall be paid by Lessee.
