RIGHTS RESERVED TO LESSOR

RIGHTS RESERVED TO LESSOR.

Without limiting any other rights reserved or available to Lessor under this Lease, at law or in equity, Lessor, on behalf of itself and its agents, reserves the following rights, to be exercised at Lessor's election:

  1. change the street address of the Leased Premises;
  2. inspect the Leased Premises and to make repairs thereto at any reasonable time after reasonable notice to the Lessee;
  3. show the Leased Premises to prospective purchasers, mortgagees, or other persons having a legitimate interest in viewing the same, and, at any time within SIX (6) months prior to the expiration of the Lease term, to persons wishing to rent the Leased Premises, at reasonable times and after reasonable notice to Lessee;
  4. ring the last SIX (6) months of the Lease term, to place and maintain the usual "For Rent" signs on the Leased Premises at rea- sonable times and after reasonable notice to Lessee; and
  5. ring the last NINETY (90) days of the Lease term, if during or prior to that time Lessee vacates the Leased Premises, to decorate, remodel, repair, alter or otherwise prepare the Leased Premises for new occupancy.
Lessor may enter upon the Leased Premises for any and all of the said purposes and may exercise any and all of the foregoing rights hereby reserved without being deemed to have evicted Lessee or disturbed Lessee's use or possession of the Leased Premises.

INSPECTION OF PREMISES.

Lessee agrees to permit Lessor and the authorized representatives of Lessor, to enter the demised premises at all reasonable times during business hours for the purpose of inspecting the same.
