ADDITIONAL SPACE


(1)
Option for Additional Space: Lessee shall have a right of first refusal to lease
                    of the building upon such terms and conditions and at such
rental as may then be offered any other Lessee.  Said right of first refusal shall
be exercised, if at all, by written notice within 48 hours of the receiving notice
from Lessor that the area being tendered for rental to another prospective
Lessee. Lessor further agrees to provide one additional parking space for the
exclusive use of Lessee for each square feet of leased space or its guests if
Lessee leases such               .

Additional Space: If, during the term hereof, Lessor elects to lease any space
in the building, then Lessor shall first offer such space in writing to Lessee on
terms and conditions no less favorable than those offered to third parties.  If,
within thirty (30) days after receipt of such offer, Lessee does not notify
Lessor that Lessee elects to lease such space, then Lessor shall be relieved
of any obligation to Lessee with regard to any such offering provided, however,
that a failure by Lessee to lease any specific space when so offered by
Lessor shall not relieve Lessor of its obligation to first offer Lessee any other
space in the Building if, as and when Lessor elects to offer such other space
to third parties.
